*Sell Your Home In 5 Days is available on selected developments and selected homes only. Subject to status and availability, terms and conditions apply. We require 30% differential. We do not buy properties with private water and septic tanks property requires to be viewed by the Part Exchange Manager or any other authorised Stewart Milne Homes personnel. This will include internal and external viewing and an appointment will be made in advance to arrange access. If there have been any alterations carried out to your property, all local authority permissions, consents, documented plans and Completion Certificates that are required shall be exhibited and delivered prior to legal completion.. If you do not have the relevant paperwork, a letter of comfort must be obtained from your Local Authority at you own expense. For the avoidance of doubt, should any remedial works be required in order for the letter of comfort to be issued then you will also be liable for this expense. Failure to provide this paperwork could result in the termination of the Part Exchange agreement. Part exchange offers are always subject to survey which is instructed when the full reservation comes through. It is a condition of the offer that the customer must be willing for their property to be market within two weeks of the full reservation and all appointments must be worked around to allow us to stick to the timeframe.
