By entering into the Prize Draw persons agree to be bound by these Terms and Conditions.
THE PRIZE DRAW
1) The Promoter is STEWART MILNE HOMES SCOTLAND LIMITED, a company incorporated in Scotland under the Companies Acts (registered number SC545779) and having its registered address at Peregrine House, Mosscroft Avenue Westhill Business Park, Westhill, Aberdeen, United Kingdom, AB32 6JQ (the “Promoter”).
2) The Prize Draw will run from 12:00noon on Monday 1st November 2022 (the “Opening Date”) to 12:00noon on Wednesday 21st December 2022 (the “Closing Date”).
3) To enter the Prize Draw persons must have completed a valid reservation (in accordance with clause 8.1 below) and missives/exchange contracts concluded (in accordance with clause 8.1 below) on an eligible new home. Persons must have also opted into the Prize Draw by completing our entry form. It is free to enter the Prize Draw. Persons may opt-out of the Prize Draw at any time before the Closing Date.
4) The Prize Draw is open to residents in the UK aged 18 years or over. In entering the Prize Draw, entrants confirm they are eligible to do so and eligible to claim the prize.

7) There is no minimum spend on the purchase of the Property.
8) To be eligible to be entered into the prize draw, you must meet the following conditions:
8.1) In order to be eligible to be included in the Prize Draw you must meet one of the following criteria:
- Persons who have an existing reservation and have concluded unconditional missives but have yet to settle and have a settlement date from 1st November 2022 to 30 June 2023. For purchases in England, persons who have an existing reservation and have exchanged contracts and have a legal completion date set from 1st November 2022 to 30 June 2023.
- Persons who have an existing reservation with a settlement date from 1st Nov to 30 June 2023, but have yet to conclude unconditional missives, must conclude their unconditional missives in order to be eligible. Customers in conditional missives would need to convert to unconditional before the closing date. For purchases in England, Persons who have an existing reservation with a legal completion date from 1st Nov to 30 June 2023, but have yet to exchange contracts, must exchange contracts in order to be eligible before the closing date.
- Persons who make new reservations with a settlement date from 1st Nov to 30 June 2023 need to conclude unconditional missives in order to be eligible. Customers in conditional missives would need to convert to unconditional before the closing date. For purchases in England, Persons who make a new reservation with a legal completion date from 1st Nov to 30 June 2023 need to exchange contracts in order to be eligible before the closing date.
- The promoter reserves the right to include additional persons in the draw at their discretion.
If you have not settled the purchase or concluded legally binding unconditional missives to purchase the Property by the Closing Date you will not be eligible to enter the Prize Draw.
8.2) *Competition Starting Date – 12:00noon on Monday 1st November 2022 (the “Opening Date”)

THE PRIZE
10) There are 12 gifts to be won. The winners of the Prize Draw will be drawn randomly from all eligible entries on each weekday Monday to Friday from 6th December to 21st December 2022. The draw will be made using a certified online random generator tool that produces a certification of authentication for the validity of the draw. The winners name and development will be published daily on our social channels.
11) Prizes are non-exchangeable, non-transferable, and are not redeemable for cash or alternative prizes.
13) The Promoter accepts no responsibility for any costs associated with the Prizes and not specifically included in the Prize (including, without limitation, travel to and from the development for gift collection).
14) Prize imagery used in marketing and advertising of the promotion are for illustrative purposes only and may not be exactly representative of the Prize.
15) Whereby a named gift cannot be obtained for any reason we reserve the right to gift an alternative item or equivalent gift voucher to the same value.
16) For the avoidance of doubt, the missives concluded in respect of the sale of a Property are legally binding and enforceable regardless of whether or not an entrant is successful in the Prize Draw.
GENERAL
16) Entrants are required to provide their name, address, email address and telephone number to the Promoter. It is the responsibility of entrants to ensure that personal information provided is accurate. Personal data will be processed in accordance with the Promoter’s privacy policy which is available at https://www.stewartmilnehomes.com/privacy-policy. The names and possibly image of the winners will be used by the Promoter for marketing and publicity purposes. By participating in the Prize Draw you agree to your name and image being used for these purposes.
17) Any disputes in respect of the competition or these Terms and Conditions will be decided by the Promoter acting reasonably. The Promoter’s decisions made pursuant to the Terms and Conditions shall be final and binding.
18) The Promoter reserves the right to hold void, cancel, suspend, or amend the promotion where it becomes necessary to do so.
19) The Promoter shall not be liable for any loss or damage arising from entries.
20) Winners names will be published on social media.
21) Winners will be required to collect their prize from their purchasing development sales centre by arrangement with the relevant sales consultant.
22) These terms and conditions shall be governed by Scottish law, and the parties submit to the nonexclusive jurisdiction of the courts of Scotland.

This is the third new build I’ve moved into, and this home feels complete. Not only have they given a lot of thought and attention to detail in the property with the spacious, high ceilings, but what they’ve included as standard makes a big difference. The turf, fencing, the gate with a hook, the outdoor tap and the security lights are things you would normally have to put in yourself or select as an expensive extra. Here, a lot of things you would normally have to do in the first year of moving in have already been taken care of, which is really good.

The development is close to town and the local amenities that we have are fantastic. We live near a big shopping centre and a train station, which is really handy. We feel like we are in town, but it still has that countryside feel.

Rather than feeling like you’ve bought a new build which looks the same as everyone else’s, it feels like it is your own. Some of the homes are rendered, some are not, and some are partly rendered. Rooftops also come in different colours; one might be red and the other might be grey. This gives the development some variety and makes your own home feel unique.
Broughton Park has been well-built, and the houses feel like they’ve been finished nicely. All the houses look substantial because of the thought which has been put into their design and aesthetics. The development just has a really nice feel.

Compared to other new builds we feel Dunnottar Park is different.
Rather than having a cookie cutter approach, your home is your own. Throughout the development every house has a slightly different exterior, and we’re particularly fond of the brickwork. Our home has a full brickwork exterior, using a darker brick, rather than the white finish you usually get. We have our own garden with a lot of space for our dog to run around, and being south-facing, light just pours into our house all day.

The layout of the home is perfect for modern living, for example, the combined dining and kitchen space leading out onto the back garden. In Gillburn Grange, we can enjoy walks in the nearby countryside while also having easy access to shops, parks and transportation. There is plenty of greenery on the development as well which is a great added touch by Stewart Milne, with its trees and grassy spaces in front of each property, and all of the communal areas here are very well maintained.
There is also the layout of Gillburn Grange; there is such a variety of house styles and thought given to the layout of the whole development including the village green, so there is a nice flow to the area. Some houses feature blonde stone frontages, whereas others have red sandstone. The way Stewart Milne Homes have built Gillburn Grange adds plenty of character often missing from newly built developments.

When we arrived at the show house, we thought it looked nice, particularly with the kitchen-diner and the walk-in wardrobe. Having previously lived in a bungalow surrounded by countryside, we’re happier having a bit of space without so many people around. With just fifty houses, it doesn’t look big, and we don’t feel like we’re in the middle of town because the houses aren’t cramped together. It used to be a distance to travel whenever we needed to go shopping, so the location in the furthest southern edge of Aberdeen puts us in a great position. The public transport getting into town has been good. I like the yellow, sandy stone brickwork on the walls because it complements the pebbledash look on most of the houses; there’s a nice aesthetic to the development. Quietness and space are prevalent in the neighbourhood, even though we’re not far from city life, meaning we have easy access if we need it, as well as peaceful days away from the hustle and bustle. Large pavements and paths on Leathen Green also allow me to take my dog for walks safely. Previously, I was concerned about the commute into town for work, but I soon realised there wasn’t as much time difference as I thought.
You know who your neighbours are, which is unique after living in the city. When you live in a city flat, most people keep to themselves. They may nod and say hello, but it’s not the same as here. People come out to meet you once you’ve moved in; the neighbours and the staff are both extremely friendly.
I moved because Stewart Milne Homes had the home I was looking for.
I initially thought a bigger place would feel empty, but once I moved, settled in and filled the home with my things, it felt homely. A separate office was needed as I work from home and this home has fulfilled that. It’s like a little workplace. Ballumbie Rise is peaceful. The site itself is elevated, so from upstairs I can enjoy nice views that span right across to Fife. As we’re situated right on a golf course it’s nice and green. I haven’t had to give up nice walks; now I can walk through the countryside, often without seeing anybody and surrounded by lovely views. My dog is very happy and I’m incredibly happy to not to have sand everywhere in my house like I used to. Although I have to drive to the shops I don’t mind. The lack of cars around means it’s quiet and relaxing.

Our flat is modern and bright with the sunlight coming in from all the windows. We like that although it’s relatively small, it’s quite spacious and has a reasonable amount of storage space. The insulation keeps it warm which, these days, is very important. We can also enjoy the view overlooking the fields and trees from our elevated aspect.

Initially, we weren’t looking to buy a new build because we’d heard horror stories about them. We had no concerns about Stewart Milne Homes themselves, but our minds weren’t really put to rest until we spoke to the sales consultant. Everyone has been open and honest about delays; communication occurred as soon as they were discovered, and situations have been managed well.

Being forgotten after moving in was something I wanted to avoid, but that doesn’t happen here. As we were one of the last plots to move in on the development, Sue, the head of the Customer Care department called us to say we should tell her if we had issues because she’ll get someone to fix them as soon as possible. No one makes you feel awkward when you address your issues; there’s no obstruction. It’s been a fantastic aftercare experience.

The Stables has a good vibe to it. My wife and I got a lovely feeling when we first came. Wildlife areas are widespread throughout; there’s one outside my kitchen window. The Stables is still a work in progress, but the play area is great, and the landscaping will look lovely when it’s finished. Having landscaping contributes to the feeling of privacy that’s here, as well as the fact the houses are spaced out. A lot of new builds feel hemmed in, but The Stables doesn’t. Over the road, there are a few established trees, which I like as they weren’t just chopped down for the sake of the houses. Listening to the trees and the birds here can have an incredibly positive impact on mental health too.

There are a few golf courses around, where I can play a round or two. My wife also likes to use the local swimming pool for her aqua aerobics, so there’s something here for her too. The energy efficient homes are a bonus, especially with fuel costs going up and the home retains the heat, so we are kept nice and warm.

My property is south-facing and has a balcony I can access from the living room, which I can enjoy for most of the day in the summer season. I constantly take advantage of this feature. Dargavel Village is landscaped with trees and grass, and that makes the area feel very open plan. Convenience is key and it’s a nice place to walk around. The west end of Glasgow was where I called home previously, so it was a leap to move out to the countryside, but I can visit my daughter and family here. Dargavel Village is a building site right now, but it won’t be long until everything’s cleared; they’re starting to landscape around my apartment.

Dargavel Village is set in an amazing location, which we visited multiple times before putting our names down on the plot. Scotland isn’t our home country but, when we moved here, we knew we wanted to be in a more rural setting; that’s why we chose here. Transport links are good, yet it’s out of town and close to the country. The way of life we intended to have has been fulfilled by this area.

The home is in a little square and the house opposite us was due to be finished last, so we had reservations in how long it’d take, but it was resolved quickly. Driving into the development, first you see the big, well-designed houses. In other developments the houses look like cardboard boxes made of orange bricks, whereas the style of these houses includes attractive features like stone lintels and Juliet balconies. The layout is spacious, so it’s quiet and good for children. As they haven’t clustered the houses together, there’s ample room for a lot of big, green spaces. The large park area they’re building for the children will be perfect for my two little ones.
There are plenty of things to do.
Locally there are excellent amenities. The Italian Orchard and the Broughton Inn are wonderful places to eat with amazing reputations. They serve exceptional food and have a friendly atmosphere. For every day shopping the local supermarkets are about a three-minute drive away, which is very convenient. A short distance away we have bigger amenities like the city centre, and access to a tourist attraction nearby that has a lot of country walks.

I’m happy that I haven’t had any major snags and that the Site Manager and the staff are really friendly and willing to help all the time. It’s exciting to see the wildlife around us. We’ve seen ducks and geese, and just outside our window the other day was a family of swans with their cygnets. The village square gives it a community feel with the seats placed outside of the shops, and there are plans to build more parks for everyone to use.

All of the houses are different; some have brickwork, others don’t. It’s unusual in this area to walk along the street and see a row of houses that don’t look the same. The properties are different shapes, sizes and colours, which makes the development attractive. We were concerned that there wouldn’t be enough room on the driveway, but now we’re in, we know there’s ample space. Ballumbie Rise is modern and allows for easy living.
Although it’s unfinished, Stewart Milne Homes take every opportunity to fix the road. Other places wait until the development is almost totally finished before putting the paths and roads in, but they’ve been considerate with doing the roads and keeping the building work away from us since we’ve moved in.

Moving in was important to me, as it meant everything would be covered by the ten-year warranty, even though it was all up to date. This made us feel as though we were welcome on Ballumbie Rise. The lady who sold us our house, Rose, was amazing. She still makes herself available if we have any worries. The onsite team are also quite responsive. We’ve had a few normal building issues, like you’d expect, and they’ve sent people out and they got them done. If we contact them, we always get a response. Rose has bought a house on the site as well. That just goes to show that this was the right move.
Where we live, there's a route about 20 miles long called The Wirral Way. It's mostly old railway tracks which is popular to walkers, who travel to go there. The development backs onto it, so within a few minutes we are on it. People have to travel to get there. We are linked to the next village along by a country track, we go on bikes with the kids without having to walk on the road.

Stewart Milne Homes has ensured we’re well connected.
Although it’s a quiet, countrified area, we’re close to the town itself. We’re a five-minute walk away from the centre, which provides restaurants, coffee shops, a Spar, a GP surgery and a dentist. I came from a bigger area, but I’ve settled in very well; it’s a really friendly place.
The commute here is great. Perth and Stirling are very nearby; it only takes a couple of minutes to get to the motorway. Their bus service is excellent as well. We still use our cars, but if we had to stop, everything would be on our doorstep.

Properties aren’t close or up against each other and the common areas are well looked after. Trees contribute to the landscaping, as well as the lawns and bedding plants. We have lovely views of countryside hills; greenery surrounds us.

Workmen fix our problems quickly. When we last needed them, we went to the site office, and they immediately sent someone over. Billy, the site manager, and Robert, the workforce manager, oversaw this. Kathleen and the other people in the sales office are all fantastic, as they check on you and go the extra mile to ensure you’re happy.

“We’re a family of five, so we need the room.”
The children are all around the same age, so we wanted everyone to have their own personal space. Now we’re in, it’s quite easy to live here and it’s good for our family. There’s open space in front of our house, and a park close by for the children to run around in. It’s great for walking our English Bulldog puppy too! Being close to a really good school is also a big factor because I can easily walk there within ten to fifteen minutes in the morning.

I’d read before that the room sizes in new build houses were quite small, but I haven’t found that here. We can comfortably fit a king-size bed and chest of drawers in ours. Each bedroom has built-in wardrobes, and the bathrooms have massive mirrors and waterfall showers, the majority being double showers. The kitchen appliances are all very modern, with a built-in microwave and oven, and we love the design with the lovely bay windows.

There were a lot of other new builds in the area, but we found Stewart Milne Homes had a lot of positive feedback on social media. When we got there, we found it simple because Sue in Sales talked us through everything. Beforehand I was worried about the aftercare, but it’s all been positive. They are particularly good at prioritising and sorting out important things quickly. When I raised a fault with the water tank, someone was out the next day to fix it. There are just a couple of things outstanding now, and they’re more cosmetic. I’m very happy with their service.

My home in Hunter’s Meadow II, Auchterarder adds to my quality of life.
I love the layout of the plots.
A variety of house styles are together, so I think Hunter’s Meadow II, Auchterarder is set out well. The properties aren’t uniform, but they’ve been put in sections, so it’s like a group of mini communities. I can become friendly with my neighbours easily, as we have our own area. We’re within walking distance to the centre of town, therefore our village is very desirable. If I need something from the shops, I can walk. I instantly felt like a part of the community.
The design of my house is great.
Every room is well proportioned and set out with a lot of storage and light. When I open my curtains, I have a lovely view of the countryside hills. I was worried about the quantity of snags I’d have because it’s a new build, but the staff have been quick to come and fix things. My experience has been very pain-free.

… because the process has been extremely smooth and the build quality is great. I know people who have had a lot of problems with other new builds, but I haven’t had anything major at all.

“If you’re looking for peace and quiet, Charleston, Cove is certainly a place that offers that”.
Considering the area is built up, it’s very tranquil.
Charleston, Cove is very peaceful at nighttime; I can hear a pin drop. My wife and I used to live near busy roads and escaping the noise of trucks was difficult. Where we are now is totally removed from that experience; calmness was a big thing we were looking for. It doesn’t feel like there are a lot of houses. It does get busier over the weekend, but that’s nice to hear; there’s a decent mix of young families and professionals. The folks we’ve met are pleasant and upstanding. Even though it’s quiet, there’s a ‘Go Slow’ zone near the roundabout, so we never have cars zooming past.
“Charleston, Cove is a nice place to stay”.
It’s a suburban area in the south of Aberdeen that we were familiar with. We were looking for a house with a great vibe that wasn’t on the street, which is what we found. A lot of the homes vary from each other, so it’s not same old, same old. At the back, there’s a big parking area with designated spaces. Walking through the back gate, you can find a trail which avoids the main thoroughfare.
There are lovely walks in the area.
Being the southernmost development in Aberdeen means there’s a gap between us and the next town with woodland and open fields, which is great as they lead to the harbour and the coast. The coast is a 15-minute walk away and our favourite restaurant overlooks it. It’s amazing that everything is so close.
“Sitting in the back garden is a revolutionary experience”.
My favourite feature is having our own back garden. I’ve definitely taken advantage of it. I’ve used this garden more in 3 months than I used my previous one in 10 years. Here, I can open my patio doors in the kitchen and walk barefoot through the grass.

When I spoke to my sales consultant, Alison, she explained everything about the house and the estate, and since I’ve moved in, I’ve enjoyed living here. It’s a good-looking estate with a mixture of green areas. The houses have a good quality finish and are nicely spaced out. It’s also spacious with the addition of driveways and sizeable back gardens, especially compared to other new build estates I’ve seen.
It’s a great location.
I’m living beside a nice golf course, and it’s convenient to have local shops, a gym and schools nearby. We have access to doctors and dentists, and there’s good public transport with the development situated on a main bus route. Dundee is only a ten-minute journey away.

“Coulter’s Brae is a delightful community set in a charming little village”.
“I love living somewhere with a lot of character and history”.
Coulter’s Brae is a small development in the countryside with lovely views and walks, and its horseshoe shape is very pretty and well thought out. Having lived in a cottage in Carmunnock many years ago, I can see the nod to a country cottage in the design of my home. Details like the lead on the windows give it an olde worlde village feel. There’s a small selection of predominantly individual, detached houses as you come into the development, providing a view onto the fields. Further in, the two-storey apartment block is at the very top. They knew the apartments would be sought after by a more mature age group, and the houses would be for younger families. What’s good is they’ve designed it so we can each have our individual space, but still be part of the wider community.

As a mobility scooter user, if I wanted to chat to a neighbour upstairs, they’ve made it relatively barrier free. Considering the age of the residents in the building, they’ve thought about their future needs and that’s a real plus.

I want to acknowledge the people we’ve worked with. During the Legal process, when our lawyers and the people buying our house were dragging their heels, they were patient and they allowed us more time. The managers in the office didn’t harass us to sign the missives. Sandra Rankin in sales couldn’t have been kinder or more helpful, and she allowed us in to get things measured up when we wanted to. The Site Manager, Paul, and the Assistant Site Manager, Kyle, have done everything we’ve asked them to.
