“There were a lot of new developments in the area and we visited them all, but location-wise Hill Top Grange had a pull.”

“We know it's going to be quite a small development with just one hundred houses, but the biggest thing for us was the surroundings.”
There is woodland nearby, and the development was designed in a way that complimented the surrounding area. There’s also a river, and when the development is finished there will be a pathway that leads into the woods. It will be nice to take our family down there in the future.

“We chose our home for the layout.”
We were downsizing from a much bigger house and we knew we wanted a new build because we wouldn’t have to do much to it. One of my children is twenty-two, one is fifteen and my mum is living with us, so it was important to have a layout that would be suitable for a number of adults. The upstairs of our home is perfect. Normally the bedroom doors are situated across from each other on a landing, but the bedrooms in our house go down the hallway so we all have the privacy we need.

“All new houses have a settling down period and what was important to us was how they were going to respond.”
Before we moved the key was to look at the reviews and see if we would have a problem. There was a lot of good feedback and we’ve now had a chance to witness it for ourselves. After care is just as important and we’ve had no issues. We’ve enjoyed the customer care we received, both before buying the home and since then. It’s nice knowing we still have builders and sales people on site in case we do have any issues. In general, everyone is friendly and if we have a general query or if we need to ask how to use something there is always someone around. We don’t feel that now we’ve bought they don’t want to deal with us; we still have a friendly approach from them.

“Hill Top Grange is quiet and peaceful.”

There’s a lot of space and privacy here.
Living on Hill Top Grange, we don’t feel crammed in as there aren’t a huge number of houses here. The layout means we’re not back to back with other neighbours, and instead of overlooking other properties we have a beautiful view overlooking trees. Another natural feature is that there’s a river running through here, and we’re looking forward to the walkway they’ll be building that will take us down to it. That feature is one of the main reasons we were interested in this estate. We’re enjoying the nice, friendly feel here with a lot of the young families already on the development, and the builders and sales staff have been very nice to deal with.

“A big attraction of moving here was the high school.”
The closest school to the development has a very good Ofsted rating and that suits us well as the eldest of our two children will be going there next year. That was important to us. We were also happy not to be near any main roads and to be only about five minutes from the shops. Having moved from just down the road, we knew it was well situated.

...because every house comes with snags but they are willing to put things right.

Hill Top Grange has just got a nice, comfy feel about it with the lovely landscaping and the trees they’ve planted. It’s a big enough development so as not to be claustrophobic, and it’s small enough that it can become a good, mixed community. There is already a nice mix of people with young children and older couples. The energy efficiency means it’s good for the environment and cost saving. As we’re situated close to the river, the water that would normally come off our roof, going into the drains and to the soak away, goes into the river. Even the water is returned.

“They’ve fitted Hill Top Grange well into it’s surroundings.”
Although the development is nicely landscaped and we’re not far from the bypass, we can also enjoy lovely walks near the river. On a summer’s day we can see the ducks, herons and coots. We’re also adjacent to ancient woodland managed by the Wildlife Trust. It’s all really natural.

“It’s very friendly and convenient.”
We can go down to the local village where everyone is happy and they always say “good morning” to us. We can have a nice lunch, coffee and cake or Sunday Brunch in the two lovely pubs or the beautiful Italian restaurant close by. It’s all very accessible and a pleasure to visit.

“Hill Top Grange isn’t like other new builds.”

“Green space is really important because you feel like you’re living on a more established development.”
Hill Top Grange is edged by mature trees and close to a river, so you don’t have just a concrete, blank canvas new build. The aesthetics of the houses also makes it a pleasant space to look at. Each house is different and they are positioned in different places so they aren’t uniform in terms of planning. I’m also very positive about the layout of the estate. I feel other new builds are quite squashed in and on top of each other and this has a really open feel. It’s a small development with a lot of green. The communal areas give it a real community feel. Other developers try to squeeze in as many houses as possible.

“I did originally have a concern about traffic noise with our garden backing onto a busy bypass.”
Now that I’m here I think it’s really not noisy at all, there’s just a little background noise. They put in really high fencing and a high level of double glazing so it feels quite private and quiet. We’re close to a village centre with two local pubs and a local convenience store as well, so everything is on hand here as well.

“There’s something for everyone close by.”
I knew Davenham well because I’d previously lived in the area and as it was somewhere I wanted to stay, Hill Top Grange was a natural choice for me. It’s in a very quiet location with the River Weaver just down the road, you can walk along this for a couple of miles and be in the centre of Northwich. The river is very popular, there’s canal boats and rowing and canoeing clubs too. It’s a great place to go for a walk with a dog and there’s cycle paths and wheelchair access as well. There’s also lots of fishing and the woodland walks close by are lovely.

“It’s a good mix between a rural and an urban area.”

Hill Top Grange isn’t that far from the main road and it’s conveniently situated between Chester and Manchester. If you go one way you can be in the countryside and just 20 minutes in the other direction, there’s the main town, that’s recently been redeveloped and has all the facilities you could want from shops to a cinema. It’s got the added bonus of being a slightly cheaper area compared to others around Greater Manchester and Cheshire and it’s a good place to bring up children. The community is good and the local schools are brilliant. The location means you are far enough out from the city but as the children grow up, it’s very easy for them to catch the train and travel to Manchester or Chester and be there in around half an hour.

“All of the sales people were so helpful and kept me up to date.”
The sales people were great, they always answered the phone and if I had any questions they came back straight away with the answers. I was kept up to date and the demonstration with the site manager was very thorough. He showed me around and was very helpful. Even now I can ring him if I have any issues and he’s still helpful.

“We love the way they’ve done the whole estate so far.”
Driving into the estate, the first thing you see is the thoughtfully done entranceway with stone signage. That design ties into the walls and even the stone on the houses as a theme throughout the estate. No one here is on top of each other because they’ve made sure to space everything out, and they’ve thought about little extras like fencing and gardens.

“Our home has an open woodland aspect at the back and it’s very peaceful here.”
It’s great that we’re not overlooked. Even at the front, although there is a house there, the way it’s positioned means no one is looking in. It’s like we’re in our own little corner. Everybody here seems to be friendly and I love how quiet it is here so far.

They listened to our needs.
When we did have a concern about the space for our driveway, we were easily able to bring it up with them. They worked with us and actually did change it, which was a really good part of their service.
